Helios Healthcare Advisors Structures Sale of an 11-Facility, 1,357-Bed Skilled Nursing Portfolio in Texas for $90.8MM.

CHICAGO, IL — Helios Healthcare Advisors (“Helios”) is pleased to announce its role in structuring the sale of a 1,357-bed skilled nursing portfolio located primarily in the Dallas-Fort Worth, San Antonio and Eastern Texas region on behalf of a regional developer (“Seller”). The process ends an initiative Helios started with the Seller in 2021 that contemplated a complete exit from the industry and the sale of approximately 2,000 skilled nursing beds across 16 facilities all located in Texas representing $150M in total asset value.

Helios was engaged as the exclusive sellside advisor and structured a transaction that contemplated the real estate subject to two separate lease arrangements with a regional family operator and one of the largest private operators in Texas. Helios fielded strong interest in the portfolio due to their newer vintage and locations in high barrier to entry, affluent suburbs of major Texas MSA’s. Procuring multiple bids, Helios ultimately recommended a real estate investor based in Arkansas with a background in operations who took over the portfolio in two tranches throughout Q4 2022.
